units over the six months and the total number of private units under construction at the end of 2011 was in the region of 3,500 units.<br />
One of the factors supporting the New Homes market since mid- 2009 has been demand from purchasers in the Far East, but there<br />
was some evidence of cooling demand in the second half of 2011, certainly as far as overseas exhibitions were concerned. From<br />
September there was evidence of a falling rate of sales at Far East exhibitions, which we attribute to a combination of exhibition fatigue,<br />
the negative impact on London’s international image of the London riots and overall concerns about the impact of the Eurozone crisis on<br />
London’s economy and the residential property market.</p>
<p>There were a limited number of UK-based launches in Midtown, City and Docklands in the second half of 2011, with two in particular<br />
worth highlighting. At Central Square, Seward Street, EC1, Mount Anvil took 60 reservations from a launch in the third week of<br />
September at an average asking price around £850 per sq ft. The overall scheme comprises 182 private housing units, 92 social<br />

			<content:encoded><![CDATA[<p>The strengthening of the sales market outlined in the previous section was driven in part by the high sales rates and prices achieved in the first half of 2011 at the launches of New Homes, both at home and abroad. Premium prices paid for new stock by overseas investors, UK investors and owner-occupiers, had an impact on the whole market. Developers responded to success by commencing new schemes, in spite of the continued absence of bank lending to the property development sector, by securing equity partners. A further increase in starts is expected in the second half of 2011 and throughout 2012 which will help to alleviate shortages. So where are developers and housebuilders getting the money? Volume house builders have raised equity through the stock market, but around two-thirds of this is going to repay their debt mountain.<br />
Where it is being applied to development, the housebuilders have freed themselves from excessive scrutiny by lenders. In Midtown, City, and Docklands, smaller residential developers have successfully tapped into private investors as a way of raising equity to buy land and construct niche and boutique developments. In some cases,<br />
the use of private investors to buy the land enables developers to secure bank-funding for the construction phase, as the bank is taking on less risk. In other cases, however, the investor is keen to take the bank’s position as the rates of return from cash on deposit are so low.</p>
<p>The impact across <a href="http://www.new-homesinlondon.co.uk">new developments in London</a> is illustrated in the surge in housing starts recorded by research specialist Molior London (Figure 2). In the 1st Quarter 2011 London-wide residential starts shot up to 5,047 units, a 90% increase on the 4th Quarter 2010 and two and a half times higher than the average over the previous nine quarters. With further schemes due to commence over the next 18 months, it is important to be mindful of the risk of oversupply. Demand from local Chinese buyers is the main reason behind the rising rates. According to the experts, the average property value is $1,935 per sq ft for prime arena. As a result, Singapore property rates attain new high and even the prices of units ranged from ($400,000 to $1.2m USD. The rates are around S$1,044 for non prime arenas.</p>
<p>All these rates are highest ever since the initial quarter of the year 2008. The prime marketplace property sales are often dominated by overseas clients especially Malaysian, Chinese and Indonesian buyers. In fact, they are taking more than half of the property sales in the initial months of 2011. The Chinese clients account for highest market share. Around 63% of real estate properties are priced around S$500,000 to S$1.5 million. 32 % of Chinese clients are liable for more than S$5 million sales. The Chinese buyers are playing a pivotal role in tightening the realty marketplace rules. The scenario is totally different from the past years. Importantly, the Singapore property rates attain new high.</p>
<p>The Chinese experts from Singapore and south East Asia state that the contributions of Chinese buyers are strong. It played a crucial role and thus, Singapore property rates attain new high. Furthermore, the resale capital rates for usual prime and luxury assets have witnessed a marginal rise in the capital values. The regions like east cost and central part have also enjoyed the rise of 2 to 2.5 %. The rate is double as compared to the previous year’s capital values. Nevertheless the east and central coast regions rental values have remained the same from the past year. The marginal growth rate was only around 0.7 %.</p>

<p>We find that there tend to be lots of things we don’t want to throw out but have little space to store such as unused bedding, towels and summer clothing in the winter months or vice versa.</p>
<p>With a raised bed this space is suited to vacuum bags, or under bed storage boxes, some that now come with handy wheels and some with built in compartments to keep everything organised. <p>A divan bed is a great alternative to multiple boxes and beds because they come with large drawers with enough space to hide away all your bits and pieces. It doesn’t look messy because there’s no overspill and with a solid base, divans are known for their comfort and support with your choice of mattress.</p>
<p>Drawers do mean slightly less space is available so if you have a large amount of things to store than an Ottoman bed is also an option if you are looking to invest a bit more money than you would with a Divan. Ottoman beds are engineered so that you are able to lift the top half to give you a full beds worth of storage space.</p>
<p>If you are looking for a bed more suitable for your child then a cabin bed might be a slightly more exciting alternative. A lot of cabin beds come with built in drawers, shelves and/or a desk meaning storage for all toys, clothes and books.<br />
The key thing to remember when making your decision is simple a) how much do you want to pay? And b) how much do you need to store?</p>
